Idaho Resort Rentals Terms & Conditions

The Guest Agreement describes the relationship by and between Idaho Resort Rentals, Inc., (IRR) and you, the Guest, for this vacation rental or hotel room rental.

In placing a reservation to reserve any hotel room or vacation home with IRR, Guest certifies that he/she has read and agrees to all Terms of this Agreement, Conditions and Policies set forth within. The guest confirmation states all of these Terms, Conditions, and Policies and is given to the Guest at the time of their confirmed reservation. Guest's failing to read the Terms and Conditions does so of their own accord. By confirming a reservation for a vacation home or hotel room through IRR, guest certifies they agrees to pay all rent and/or any outstanding charges and accepts liability for any damage to the premises and property during the guest's term of stay with IRR. Guest is acknowledging that IRR does not have their signature on file but has given IRR full rights to charge their card for excessive cleaning needed due to misuse, options, departure late fees or damages not covered by the ADW they incur while renting from IRR.

Guest Rental Agreement

IRR is dedicated to offering superb service to our guests. We ask all of our guests to adhere to the following rental policies in order to ensure that our guests and properties receive the same great care. IRR makes this Agreement as agent on behalf of the property owner and guest to rent the premises as a temporary guest under the Terms listed. The registered guest is the responsible party for the home.

Age Requirement

IRR requires all renters who reserve or check-in to a property to be the registered guest or to be accompanied by the registered guest. Registered guest must be saying in the home. If the registered guest is not staying in the home; actual guest name and contact information must be provided and approved by IRR prior to the guest's arrival.

Deposits & Payments

All reservations on vacation home rentals require a minimum 239.00 deposit to reserve a home at the time of booking. Reservations held for 24 hours are not confirmed without payment. A reservation for a hotel room requires a minimum payment of a one night stay plus tax. A valid credit card is required to hold any reservation. The final balance is due in full 60 days prior to arrival and is automatically charged to the credit card on file. Guest wishing to make their final payment by check must be received prior to 60 days from arrival. Payments not paid in full at 60 days are subject to cancellation and forfeiture of the original deposit and ADW. Reservations made within 60 days of arrival will require payment in full at the time the reservation is made. Guest understands they are under full commitment when booking within 60 days of arrival. Trip interruption insurance is provided should you feel weather or a family emergency might prevent you from fulfilling your stay.

Cancellations

For vacation home rentals reservations cancelled outside of 60 days will be refunded their deposit in full minus the Accidental Damage Waiver (ADW) fee. Your total payment is NON-REFUNDABLE no matter the cause of cancellation if cancelled within 60 days of your arrival. The only portion of your payment that is refundable is the housekeeping fee. There are no refunds for early departures or no shows. There are no refunds due to weather that prevents the guest from outdoor activity enjoyment or delays. Unless a guest has chosen to purchase Trip Interruption Insurance no other refunds or change of dates will be offered to guest. Guests are not allowed to change accommodations within 60 days of their arrival. In the event that IRR is able to re-rent the property, a refund may be provided for the amount the property is re-rented minus a $100.00 administrative fee and the ADW. Guests making a reservation within 60 days of arrival are given a 24-hour grace period to cancel without any penalties. Reservations on hotel rooms cancelled within 72 hours are penalize the total amount of their stay. Guests cancelling outside of the 24-hour grace period are subject to the non-refundable policy.

Check-in/Check-out

Check-in time is 4:00pm and check-out time is 10:00am unless you have received written or email documentation from IRR detailing otherwise. Failure to check-out on time without written consent from IRR will result in a minimum $50.00 per hour fee should you delay check-out.

Accidental Damage Waiver

Every guest reservation on a vacation home is required to include an Accidental Damage Waiver in the amount of 39.00 or 59.00 per stay depending on the size of the home. This waiver will cover accidental damages to the home during a stay up to $2000. If the damage to the property exceeds $2000, the guest is responsible for the balance and the pre-authorized credit card we have on file will be charged. All damages must be reported to IRR immediately. The ADW does NOT cover intentional damage, theft, or excessive cleaning, or any pest infestation caused by the guest. Please do not hesitate to report an accident as this waiver is in place to protect the owner's property but also encourage guests to work with the managers.

Damage

Any damages found upon arrival need to be reported to the office at 208-325-1009 by 8 a.m. the day after arrival so you are not charged for damage you did not create. Guests will be responsible for any damages or theft thereafter. IRR reserves the right and the guest authorizes IRR to charge the guest's credit card for the cost of repairs, replacement, services, extra cleaning for all damage, breakage and/or loss incurred during his/her stay. In the event of damage to the premises, its equipment, furniture or carpeting, Renter shall be responsible for ANY and ALL costs, including collection costs and attorney fees. Documentation detailing damages and charges will be provided to the guest. Homes with garage remotes that are removed will be billed at $75.00 to cover the replacement cost for a new remote for the home. Guests are encouraged to send the remote back in the mail immediately without any penalty.

Accommodations

All of the properties that are available for rental including hotel rooms are privately owned. Therefore, each rental property will be uniquely different in decor, equipment, etc. Misrepresentation of any or all properties is unintentional. IRR will not be held responsible for guests not checking on amenities provided prior to their choice of rental. All properties come equipped with a basic supply of sheets and towels, hand soap, dish soap, garage bags, bathroom tissue, paper towels, laundry soap and coffee filters if required. We suggest you bring additional pots and pans or storage items should you have a large party or plan on entertaining during your stay. We do not replenish homes, or clean them during your visit. Gas Grills are provided with propane tanks. Guests leaving tanks unattended will result in the guest being charged a minimum fee of $50.00 to refill the tank.

Housekeeping

IRR properties are self-catering. You will arrive to a clean home and should you find something wrong in the home we request that you let us know immediately so we can attend to the issue. Homes are inspected the day of the guest arrival as well as upon your departure. The housekeeping fee you pay covers the cost to clean the home upon your departure only. The property will be set up with fresh bed linens, bath towels, and a toiletry start-up kit when you arrive. Unless otherwise arranged, you are responsible for additional toiletries needed during your stay as well as any mid-stay cleaning such as taking out the trash, washing dishes, and washing provided linens. We don't expect you to lift a finger during your stay but we do require that you load the dishwasher and remove dishes from sinks and countertops upon your departure. Left-over pots and dishes left to be washed will be charged accordingly. Mid-stay cleans and linen service may be purchased for an additional charge. Guests will be billed at $45.00 per hour; two hour minimum for mid-stay cleans. Please contact IRR at frontdesk@idahoresortrentals.com for pricing and coordination prior to arriving.

Maintaining Unit Condition

Guest agrees to maintain the cleanliness of the premises during occupancy. Guest promises to exercise care in the treatment of the accommodations and furnishings. Guest agrees to leave IRR property, premises and furnishings in clean and undamaged condition. This includes starting the dishwasher, bagging up all trash, and making sure all doors and windows are closed and locked upon departure. Guest further understands that IRR reserves the right, and guest authorizes IRR to charge guest for items not completed, any necessary repairs, and/or for any unusual degree of cleaning which may be necessary. Guest shall not bring, keep, or have either inside or outside the premises of IRR property any article or thing of a hazardous nature, including fireworks, explosives, flammable items, firearms, or any other item that either might be or could be hazardous or considered hazardous by any insurance company.

Manager Entry

IRR may enter the premises at any time in the event of emergency or concerns pertaining to the safety of our guests as well as the home but will use its best efforts to give the guests a call prior to entering the home for normal maintenance or sales inspections.

Maximum Occupancy

The number of guests occupying a property is limited to the number stated in the online property listing with the exception of an infant requiring a crib. These limits are strictly enforced. Guests will find linens and kitchenware are based on the number of people the home will sleep. Children are part of this number if they are over the age of two. No mobile homes, campers or trailers of any sort will be allowed on any property. Exceeding maximum occupancy is grounds for eviction without refund.

Weddings/Events

No weddings, receptions, events, reunions, or parties of any kind are to be held at the property or in the courtyard or open areas without the written consent from IRR. Events require a separate Agreement and Event Fees and require a minimum 3 day rental. The definition of an event is any gathering of people at the property that exceeds the number of people sleeping at the property as stated in the confirmation letter. IRR has the right to inspect the property at any time during your stay to guarantee that this stipulation has not been violated.

No Smoking

All IRR properties are Non-Smoking. Should we discover you smoked on the rental property you will be asked to vacate the property immediately without refund. You will also be charged a deep clean, including but not limited to carpet, furniture, draperies or bedding. The minimum fee is $250.00 and your ADW does not cover this cost.

Pets

Pets are permitted in some of our properties but not all of them. This will be specifically noted on each property's information page and be detailed within your confirmation. The cost to have a pet in a pet friendly home is 45.00 per pet. Not all homes allow more than one pet no matter the size of the pet. Be certain to ask if you are brining multiple pets to the property. Guests are responsible for any and all damages caused by their pet. Leash laws must be obeyed at all times. Any guest, or friends of guests, found with a pet in a property that is not pet friendly will be required to vacate the premises without refund. You will also be charged a fee for pest control, a deep clean, and an equivalent of one days rent which, when combined usually amounts to over $500.00. This rule is strictly enforced. The ADW will not cover this cost.

Property Changes

Management represents properties owned by others. We reserve the right to change accommodations if conditions beyond our control prevent the use of the property that was originally reserved. Should the guest need to charge homes because of an increase in guests, or amenities required; IRR will do its best to work with the guest and homeowner. Should this occur within a 30 day period of time, IRR may not be able to allow the guest to move to another accommodation. Guest needs to book a home they will require to fulfill their vacation needs understanding that last minute changes may cause cancellation or penalties. As each home is privately owned and contracted; should the owner of any property elect to remove their property for our rental program, the guest shall not hold IRR liable. In such an instance, the guest will be relocated to comparable accommodations determined by IRR and acceptable to the guest. If comparable accommodations are not available, the guest will receive a full refund.

Internet

Internet service is available at many IRR properties; however we cannot guarantee connectivity or the equipment. A home with internet does not mean the home has WIFI. IRR will do its best to offer internet support beyond providing login or access information. No refunds, full or partial, will be made for the failure of internet connection or equipment, or for a guest renting a home without this feature and then requiring internet service.

Repairs

All homes are inspected weekly and we only rent homes with working appliances. Rental property equipment and amenities such as TV's, appliances, air conditioning, pools, hot tubs, etc., may go out of service during your stay as some things are out of our contract. In such a case, notify IRR immediately and we will do everything within our power to correct the situation quickly. This may include making another property (of equal size and value) available for your use if a part is not readily available. This, nor nearby construction noise, is cause for a full or partial refund.

Resort Community/Town Ordinances

Guest agrees to abide by the covenants of the Community Association and Town ordinances within which their vacation rental property is located. The Manager has the right to refuse or discontinue tenancy if guests are found to be in violation of the rules and regulations set forth by the Community Association or Town ordinance. Our properties are located in residential areas, and as such, loud music and other disturbing noise will not be tolerated and are grounds for immediate eviction. In all cases in which this rental agreement is terminated due to a guest's disruptive behavior, all deposits and rental fees will be forfeited.

Lost & Found

IRR is not responsible for personal items left behind nor are we responsible to contact the guest if items are found after the guest departure. Please let us know immediately if you have left something behind. Items not claimed after 30 days will be donated or thrown away. If items left behind need to be shipped, we require a valid credit card number to cover shipping costs. A $10 service fee will also be applied.

Indemnification/Limitation of Liability

The guest agrees to indemnify and save individual homeowner, IRR and its employees, free and harmless for any liabilities or any loss or damages whatsoever arising from, related to, or in connection with rental of the premises. This includes, but is not limited to any claim or liability for personal injury or damage or loss of property, which is made, incurred or sustained, by guest or guest of guest, or any occupants of the premise.

Termination of Rental

IRR reserves the right to refuse or discontinue tenancy if in its opinion the guest is detrimental to the property. Any violation of the above mention policies will result in immediate eviction with loss of entire rental and deposit amounts.
